The traditional Real Estate model is still playing by the old rules, but we at Delaware New Home Rebates feel that home buyers should be rewarded for all of their efforts.

By actively participating in the search for your home, you save us time and money, so we pass the savings on to you!

We will give you 1% of the purchase price of your new home as a rebate at closing (dependent on us receiving at least 2.5% commission from the Builder).

In other words, when the Builder gives us our 2.5% commission at closing, we give you 1% — that’s over 1/3rd of our commission.

The Delaware New Home Rebate is a form of commission sharing. As Real Estate Agents representing you in your new home purchase, we are paid a commission when you buy a new home. To thank you for using our service, we share a portion of our commission with you. This is our incentive to encourage you to consider buying a new home in Sussex County.

No. The rebate will be made in the form of either a closing cost credit, applied towards option upgrades with the builder, or applied as a reduction to your sales price. However applied, the Delaware New Home Rebate will give 1% towards your new home purchase. The rebate must appear on the HUD 1 Settlement Statement, your sales contract, and your Exclusive Buyer’s Agency Agreement.

The Delaware New Home Rebate is paid by the Builder. We let the new home builder know that we are sharing our commission with you, and tell them the percentage we are sharing. At closing, the Builder pays our commission to us, and your 1% rebate to you.

No, unfortunately you cannot. On your first visit to the Builder’s model home or sales center, the Builder needs to be notified that we (1st Choice Properties / Trevor Clark) are representing you as your Real Estate Agent and that we are offering to share our commission with you in the form of a closing cost credit, option price reductions or a sales price reduction. Once the Builder has a signed, legal agreement, there is no obligation for them to change the terms of the agreement in order to pay commissions to a Real Estate Agent / REALTOR®.

No, unfortunately you cannot. Per Delaware Real Estate law, the only people who can be legally paid commissions in a Real Estate transaction are licensed Real Estate Agents / REALTORS®. They have high overhead to cover retail office space, managers, operations staff, franchise fees, etc., etc. Any commissions earned are split between the Broker/Owner and the Real Estate Agents / REALTORS®. When a client does the search and visits the model homes themselves, they are greatly reducing our time and resources. This helps us reduce our overhead, and we pass the savings on to you.
