Real Estate is changing. With the use of the internet, home computers, and mobile devices, many home buyers prefer to search for a new home themselves: wherever they are and whenever they want.

The traditional Real Estate model is still playing by the old rules, but we at Delaware New Home Rebates feel that home buyers should be rewarded for all of their efforts.

By actively participating in the search for your home, you save us time and money, so we pass the savings on to you!

We will give you 1% of the purchase price of your new home as a rebate at closing (dependent on us receiving at least 2.5% commission from the Builder).

In other words, when the Builder gives us our 2.5% commission at closing, we give you 1% — that’s over 1/3rd of our commission.

It really is that simple!

You Have Questions – We Have Answers

“Nobody gives anything away for free.”
“If it’s too good to be true… then it is.”
“You get what you pay for.”

We have heard them all.

Below we have compiled a list of commonly asked questions that will explain, in detail, what the Delaware New Home Rebate is, how it works, and why we are able to offer this new home incentive program to you.

The Delaware New Home Rebate is a form of commission sharing. As Real Estate Agents representing you in your new home purchase, we are paid a commission when you buy a new home. To thank you for using our service, we share a portion of our commission with you. This is our incentive to encourage you to consider buying a new home in Sussex County.

No. The rebate will be made in the form of either a closing cost credit, applied towards option upgrades with the builder, or applied as a reduction to your sales price. However applied, the Delaware New Home Rebate will give 1% towards your new home purchase. The rebate must appear on the HUD 1 Settlement Statement, your sales contract, and your Exclusive Buyer’s Agency Agreement.

Absolutely. In Delaware, as well as 40 other states, Real Estate Rebates are allowed. According to The U.S. Department of Justice website (https://www.justice.gov/atr/competition-and-real-estate-state-41), the state of Delaware “Allows brokers to offer rebates to consumers.”

The Delaware New Home Rebate is paid by the Builder. We let the new home builder know that we are sharing our commission with you, and tell them the percentage we are sharing. At closing, the Builder pays our commission to us, and your 1% rebate to you.

No, unfortunately you cannot. We (1st Choice Properties / Trevor Clark) must be exclusively representing you as your Real Estate Agent in order for you to receive your Delaware New Home Rebate.

No, unfortunately you cannot. On your first visit to the Builder’s model home or sales center, the Builder needs to be notified that we (1st Choice Properties / Trevor Clark) are representing you as your Real Estate Agent and that we are offering to share our commission with you in the form of a closing cost credit, option price reductions or a sales price reduction. Once the Builder has a signed, legal agreement, there is no obligation for them to change the terms of the agreement in order to pay commissions to a Real Estate Agent / REALTOR®.

No, unfortunately you cannot. Per Delaware Real Estate law, the only people who can be legally paid commissions in a Real Estate transaction are licensed Real Estate Agents / REALTORS®. We are your key to unlocking additional savings on your new home purchase through our Delaware New Home Rebate program.

There are a couple of reasons… One, many agents that could offer the rebate do not because they are stuck in the old way of doing things. Another reason is that many Real Estate agencies simply cannot afford to offer rebates. In the traditional Real Estate model, the Real Estate Agency is owned by a Broker / Owner with Real Estate Agents / REALTORS® working under them. They have high overhead to cover retail office space, managers, operations staff, franchise fees, etc., etc. Any commissions earned are split between the Broker/Owner and the Real Estate Agents / REALTORS®. When a client does the search and visits the model homes themselves, they are greatly reducing our time and resources. This helps us reduce our overhead, and we pass the savings on to you.

No. In addition to getting the 1% rebate, you also get a full team of seasoned professionals who know the new home “game” inside and out. We are a full service Real Estate Agency that specializes in new homes. We have over 12 years of experience dealing with purchasing new homes from builders. We provide assistance with contract negotiations, options selection, home inspections, structural inspections, and selecting financing options. By contrast, the site agent for the builder represents the builder’s interests… We represent your interests.

Free Service - No Cost To You

Our service is free – there is no charge to you. The fact is that the Builder’s own company policy requires the price of the home to be the same whether you use an agent or not. Builders have a Real Estate commission (typically 3%) already factored into their listing price since most buyers work with a Real Estate Agent / REALTOR®. If you don’t work with a Real Estate Agent / REALTOR®, the Builder will simply pocket the money for themselves.
